Pricing Your Home

How do you decide what my home is worth?
I start with homes that actually sold near you in the last few months, then adjust for size, condition, upgrades and lot. Then I look at what you’d be competing against right now. You get the number and the reasoning behind it, in writing.

Why is my Zestimate different from your price?
Utah is a non-disclosure state, so sale prices aren’t public record. Online estimates often work from incomplete data. I price from closed sales in the MLS, which show what homes really sold for.

Should I price high and leave room to negotiate?
Usually no. Buyers and their agents compare your home to recent sales. Overpriced homes get fewer showings, sit longer and often sell for less after price cuts. Pricing right from day one gets the most attention while your listing is newest.

How do I get a free home value?
Request a pricing review at 801homeguide.com/evaluation. I’ll send you a price range based on recent nearby sales and follow up to walk you through it.
