Selling a Home in Herriman, Utah
Herriman has grown from about 21,800 residents in 2010 to an estimated 65,000-plus today, and now the shopping, roads and recreation are catching up. If you’re selling here, you’re competing with new construction, HOA communities and a lot of choice. Here’s what buyers want and how to price your home to stand out.
What Herriman Buyers Are Looking For
Newer homes and HOA communities. Much of Herriman was built in the last 20 years, and many neighborhoods have an HOA.
Room to spread out. Larger lots, horse properties and foothill homes with views, in areas like Rose Creek and High Country Estates.
Parks and trails. Juniper Canyon Recreation Area is adding a new trailhead, about a mile of trail and a bike jump park in 2026. Monument Park added pickleball courts this summer.
Shopping close to home. The Commons at Herriman Towne Center brings Trader Joe’s (fall 2026) and Target (expected 2027), with an auto mall coming along Mountain View Corridor.
Easy ways to get around. Mountain View Corridor, plus UTA Route 126 along 12600 South and 13400 South connecting to TRAX and FrontRunner. Daybreak’s ball
What Herriman Sellers Should Know
You’re competing with builders. Price against recent resale comps, not builder list prices, and highlight what new builds don’t have: mature landscaping, finished basements and no construction next door.
HOA prep matters. Order your HOA documents early. Buyers will ask about dues, what they cover and any reinvestment fee.
Bigger lots need careful pricing. Horse properties and larger lots have fewer true comps, so the first price matters even more.
Road work affects timing. The next Mountain View Corridor freeway phase is set to start north of Porter Rockwell Boulevard in late 2026. We’ll plan showings and marketing around it if your home is close.
